FULL EXPOSURE through classified newspaper advertising. Internet marketing through RonCorp.com, HiCentral.com, and the HonoluluAdvertiser.com. The Military housing services are also used. In the case of a condominium we prepare a custom "For Rent" card and post it on the bulletin board. That way the occupants may inform the friends and relatives of the possibility of moving close to them.

THOROUGH SCREENING and sound tenant selection is one of the most important phase of our services. Proven methods of tenant screening allows for the BEST tenant available at that time and contributes to protecting your investment. 

  • SCREENING process involves tenant credit reports to determine credit history.

Screening process on further with aud if RPOA (Rental Property Owner's Alliance of Hawaii) and other information services. There is no charge for this service. 

  • Contacting of previous landlord and references.
  • Speaking to his and/or her supervisor when verifying employment.
  • Income qualification to insure the selection of the best, qualified and reliable tenant. 
  • Prevents potential problems from occurring by placing tenants into units that they cannot afford.
  • Personally showing the property allows me to meet and observe the prospective tenant, gaining insight to their character.


ON-SIGHT CHECK IN/CHECK OUT INSPECTIONS. Full inspection of the property is done to establish its condition first hand and before any portion of the security deposit is refunded. We are available to help the tenant during the move in and after with cleaning, maintenance and other services, including repairs and emergencies, to insure the quality and consistency of workmanship. Tenant is given thorough instructions and orientation to assure proper care and maintenance of your property. Thus minimizing maintenance and repair cost. 

PERIODIC INSPECTIONS of your property and every 6 months inspect your property from top to bottom. We recommend upkeep, maintenance and repairs that will keep your property in tip top condition enabling us to command maximum rent and reductin of costly repairs. 


CONTRACTORS: We use reliable, licensed contractors and vendors. The selection process is made by past affiliations, on-going experience and knowledge of their attitudes toward service, quality, workmanship and reasonable prices. 

MONITORING AND EVALUATION: Monitoring and evaluating tenants maintenance requests and encouraging them to report any maintenance or repair request promptly is vital in determining and eliminating owners to be arbtrarily charged with repairs which may be due to tenants neglect or misuse. 

REPAIR LIMITATIONS: Repairs costing over $300.00 will be brought to all of the owners attention and approval before we arrange the repair. The exception to this would be in an emergency where life or property is endangered. We will act promptly to minimize the loss. 


LICENSE: RON CORP is registered and holds an active State of Hawaii and Real Estate Commission. 

LANDLORD TENANT CODE: Compliance with the State of Hawaii Residential Landlord Tenant Code and Fair Housing Act. Rental procedures are continuosly updated to comply with revisions to the Code. Timely compliance of changes in the statues minimizes the owners exposure to liability. 

WRITTEN AGREEMENTS: We do not make any verbal agreements. All aspects of the lease are properly documented to avoid surprises or additional cost to you, the owner. 

LEASE DOCUMENTS: We use the most current Hawaii Association of Realtors/Honolulu Board of Realtors leasing documents. Use of standardized documents prevents misunderstanding. Education also plays an important role is this area. Attending seminars and continuing education classes keeps us in the forefront of the latest caveats and areas to have concerns and need to be addressed.

Special Addend are used that were specifically drafted for Ron Corp which cover items not addressed in the Hononlulu Board of Realtors Standard Rental Agreement. 

EXPLANATION OF TENANT OBLIGATIONS: Tenants are provided with an explanation of their obligations as provided for in the standard written agreement. 


COLLECTIONS: Prompt and consistent rental collections maximizes your return on investment. 

DELINQUENCIES: Immediate follow up and reporting of delinquencies and NSF checks. There is a charge of late fees. 

PROCEEDS: Net proceeds to the owner's designated bank account within five business days from receipt of rent payment. No waiting for the tenant's check to clear the bank. 


RECORDS: We pay all the bills on time and monitor your records. Rentention of records, such as invoices paid, inspection reports, and warranties. This will help you with proper documentation for insurance and tax purposes. 

REPORTS: Monthly income and expenses statement. Each montly statement provides a detailed accounting record including copies of any invoices documenting repairs and/or programs maintenance. We also keep you informed of the rental market and other conditions that may effect the income from your property. 

GENERAL EXCISE TAX: Hawaii General Excise taxes must be paid on the gross rents collected by any persons renting prperty in the State of Hawaii. A copy of the first page of the management agreement, or of Federal Internal Revenue service form 1099 stating the amount of rents collected, shall be filed with the Hawaii Department of Taxation. We will make applications and filings of the Hawaii General Excised Tax. We renew General Excise tax license annually and General Excise Tx is paid quarterly to relieve the owner of this time consuming task. 

PAYMENTS: We handle payments of all operating expenses related to the property. Mortgages, maintenance fees, insurance premiums, lease rents, repair invoices, etc. are disbursed on a timely basis from your management account. 


  • Inital set up fee of (five) 5% the first month's gross rental received. 
  • (Ten) 10% monthly management fee based on the gross monthly rental income received for all properties with a minimum 6 months rental term. 
  • Re-rental fee of (five) 5% of the first months rental income based on (90 days) each time a new tenant is placed into the property.
